2011 Mid-Year Outlook: What’s Getting Funded?


2011 FINANCING UPDATE

  • Although small business lending is down significantly in 2011 since the stimulus and other government subsidies have run out – for most businesses that own the real estate their business is located in – SBA loans are STILL the most likely way to get approved for additional financing.  With most banks still employing very tight underwriting guidelines and federal auditors scrutinizing their balance sheets very closely, they are much more likely to approve a loan that comes with a 75% government guarantee than without one.
  • Medical Professional Financing: This is the only business category where close to 100% financing is still available. Doctors, Dentists, Veterinarians, Chiropractors and Optometrists are eligible for some of the absolute best and most aggressive financing. Both SBA and non-SBA financing is available for practice acquisition, business expansion, partner buy-out, debt consolidation, new equipment and more.
  • Multi-Family Housing:  Still the preferred property type for many commercial lenders. But there are many underperforming properties on the market. Lenders are looking for 90%+ occupancy, a 1.25 or higher debt service coverage ratio, no deferred maintenance and properties in or near major population centers.
  • Triple Net /Single Tenant: Properties with large A+ credit rated main anchor tenants like Walgreens, CVS, Publix, a state or federal government entity, etc. with long term (10 years or more) triple net leases are very attractive to banks and other commercial lenders right now.
  • Accounts Receivable Factoring: For manufacturers and distributors who can show proof of delivery and have outstanding accounts receivable of 90 days or less – credit lines and cash advances are fast and easy.

SBA Lending News – Can small businesses bank on loan fund?
Nearly nine months after its formation, a $30 billion government fund to foster small-business lending has yet to pay out a single dime, even as the nation struggles with traumatic levels of unemployment. Now, Rep. Sam Graves (R-Mo.) wants an explanation. And as chairman of the Small Business Committee, he hopes his sole witness at a hearing Wednesday -- Treasury Secretary Timothy Geithner -- can shed some light on the holdup. . . .

USDA loans AREN’T just for businesses located in “RURAL” areas!!

I spoke to a hotel owner down in South Florida yesterday who got approved for a USDA loan request. He’s in an area that most people would not consider “rural”. But what many people don’t know is that the USDA looks at the population of the municipality that the property or business is based in – not the metro area. So, technically you could be based in a suburb of a very large metropolitan area like Atlanta, Chicago, Miami, Dallas, etc. and as long as the town or city you are located in has a population of 50,000 or less – then it doesn’t matter if there are 1,000,000 people within a 20 mile radius of you – you qualify!!
